The short version

  • Sellers: your work starts before marketing. Verify ownership, MOP, loan, CPF refund position, and whether you need an extension of stay.
  • Buyers: your work starts before house hunting. Get the HFE letter, set a real budget, and decide early if you’re going HDB loan or bank loan.
  • OTP isn’t just about price. Negotiate the timeline, page 4 submission window, fixtures, completion date, and extension of stay terms before the OTP is issued.
  • Request for Value must be submitted by the next working day after the option date (if using CPF and/or a housing loan).
  • Resale application is a two-party process. One side can submit first, but the other must submit within 7 days.
  • Timeline: HDB acceptance takes up to 28 working days. Completion is usually about 8 weeks from acceptance.
