Common Issues in Older Flats

If you own an older HDB flat, be aware of these common inspection points:

  • Sliding windows missing safety stoppers (to prevent windows from falling out)
  • Concealed pipes and trunking (which should remain accessible for maintenance)

These issues are less common in newer HDB flats, as ceiling heights and trunking are typically built within the walls, and all new windows come equipped with required safety features.

Unauthorized Renovations to Watch For

Inspectors will look for renovations completed without proper HDB approval, including:

  • Unauthorized wall hacking
  • Extension of floor area by using void spaces
  • Use of combustible materials (particularly for partitioning)
  • Overloading of floor slabs

Addressing Issues Raised During Inspection

If the inspector identifies problems during the visit, there are two potential solutions:

  1. The seller must rectify the issues within three weeks and provide a Form-B from the contractor confirming that the problems have been fixed, or

  2. The buyer must sign an undertaking agreement to rectify the issues after taking ownership of the property
