32 New Launches Could Bring 16,800 Homes in 2027

02 Nov 2026 News

Condo buyers could have plenty to choose from in 2027. Realion’s market outlook expects 32 new residential projects with about 16,800 homes to be ready for launch, including 5 executive condominiums (ECs).

Strip out the ECs and that’s around 14,800 private homes. If they all launch as expected, it would be the highest annual figure since 2013, when 15,885 private homes were launched.

These are potential launches, not a promise that every unit will go on sale in 2027. Developers can change their plans, and a home being launched for sale is different from one being completed.

Where will the new homes be?

Half of the 32 projects are expected in the Outside Central Region (OCR), with 8 each in the Rest of Central Region (RCR) and Core Central Region (CCR). Here’s the breakdown of private homes only, excluding ECs:

Region Expected units Share
OCR (suburbs) 8,424 56.9%
RCR (city fringe) 3,434 23.2%
CCR (prime central) 2,943 19.9%

The suburbs account for more than half of the private-home pipeline. Add the 5 ECs and there’s a sizeable pool of options for HDB upgraders, although prices and eligibility will still decide which projects are within reach.

Projects to watch

Here’s a selection from Realion’s forecast. Unit counts are its estimates; names and plans may change before launch.

Project Area Estimated homes
One Chuan Grove Lorong Chuan 1,056
Bedok Rise Residences Bedok 380
Lentor Signature Lentor 553
Hougang Central GLS Hougang 835
Bayshore Drive GLS Bayshore 1,280
Loyang Valley redevelopment Loyang 1,249

That’s a mix of sizeable suburban sites, including 3 projects with over 1,000 homes each. Realion also lists projects at Dover Drive and Telok Blangah Road in the city fringe, and The River Opus and 8 Thomson Lane in the prime central region.

For EC buyers, the 5 potential launches are Wynwood Grand, Solano Grand, Clovelle of Woodlands, Miltonia Close and the Sembawang Road site. Together, Realion estimates they could provide about 2,000 homes.

More supply, but what about prices?

More launches give buyers more projects to compare. Realion doesn’t expect that to translate into falling prices: it forecasts overall private residential prices to rise by 3% to 5% in 2027.

Realion’s forecast 2026 estimate 2027 forecast
New private homes sold, excluding ECs 7,000–7,500 9,500–11,500
Overall private residential price change 3%–4% 3%–5%
Resale price change, average psf 3%–4% 2%–4%

The resale market may face more competition too. Based on URA’s Q3 2026 pipeline, Realion expects about 8,868 private homes to obtain TOP in 2027, up from 7,783 in 2026 (both figures exclude ECs). Those completions are separate from the planned launches above.

For buyers, the choice isn’t just between new projects. Compare the launch price with nearby resale homes too, especially if you don’t want to wait years for the keys.
