What they offer

Both services help homeowners sell their property without relying on the traditional commission-based agent model. You still get support with advertising, scheduling viewings, paperwork, and negotiations—but at a flat rate.

Homeseller.sg feels more like a “budget-friendly agency.” You pay an upfront fee, and they handle from professional photography to HDB paperwork submission.

mogul.sg takes a more tech-forward approach. For just $150, you get to list your property and enjoy the help of MAIA, their AI-powered assistant. It doesn’t come with hand-holding like physical agents, but if you’re confident and like doing things digitally, it might be all you need.

Additionally, mogul also has a fixed-fee fee service at $2,888 – which they claim to be “lowest flat fee”, blatantly ignoring Homeseller’s $1,999.

What they do NOT offer

There’s some false advertising from both.

They often touted themselves as offering full agent services, but that’s not entirely true because at a lower rate (they’re going for big volume, least effort), their agents just can’t afford to handle all the taxing work such as house viewings.

So they leave the pitching to the house owners. It might be suitable for some sellers, but probably not for all. If the unit is vacant, a full agent service is still needed.

These fixed fee are in the limelight too, because they “disrupt the market”. They will have their market share, and their share of lovers and haters.

At a low fee, their business might not be sustainable; their agent might not earn enough, the business might have no growth potential.
