Why Property Agents Are Talking About Primary Schools

A recent Straits Times article asks why more property agents are helping parents plan for P1. I’m an agent, but I came to this question as a parent.

When I bought my BTO, I didn’t check whether it was within 1km of Northland Primary. It was 1.2km away. I was initially disqualified from Northland’s parent volunteer selection because of the distance. After we changed address to within 1km, we qualified for its volunteer ballot but didn’t get picked. I was eventually accepted as a volunteer at Anderson, where my children went to school. I wrote about that Northland experience at the time.

I have no regrets. But I might have made different choices if I’d understood home-school distance before buying. Those 200 metres changed our options.

While planning my daughter’s P1 registration, I started collecting ballot data and built SG Schooling. The registration phases, distance bands and ballots take time to understand. Parents should be able to see the numbers before making decisions.

I built PropertyNoob with much the same idea: collect data and explain the rules so people can make better decisions. Property has its own policy changes and mountains of information to work through. For most of us, a home is the biggest purchase we’ll make. Even if it’s for our own stay, we need to research it properly and understand what we’re paying for.

The school question is part of that decision. Being happy with any nearby school is a perfectly reasonable choice. You still need to think about the daily journey, who’s fetching your child and whether the school suits them. As I’ve written before, schools are different, and so are children.

Parents differ too. I’ve met people who attended elite schools and don’t want that experience for their child. Others wonder what opportunities and networks they might have had if they’d gone to one. I understand both views. The networks are real, but so is the child who has to spend each day at that school.

The framework keeps changing. From the 2027 P1 registration exercise, families living beyond 2km will have a separate share of Phase 2C places at 12 schools. That can change the calculation for a family thinking of moving closer. It still doesn’t guarantee a place.

I think a good property agent needs broad knowledge: homes, finances, schools, even enough about interior design to see how a family could live in a space. We’re a bit like jacks of all trades. No agent can be an expert in everything, and we should know when to bring in someone who is.

School advice is one part of the job. The useful thing an agent can do is help a family consider the home, the school and everyday life together, before they commit to the purchase.
