Seller pre-listing

  • Flat address, registered owners, flat type/model/floor area confirmed
  • MOP status checked in HDB dashboard
  • Intent to Sell registered
  • Preferred completion window discussed
  • Extension of stay need discussed
  • Outstanding loan source identified (HDB or bank)
  • Latest outstanding loan figure obtained
  • CPF refund figures captured for each owner
  • Resale levy flagged if buying another subsidised home
  • HIP / LUP / upgrading cost issues checked
  • EIP / SPR quota checked for current month
  • Special-case documents collected (divorce / probate / POA)

Pricing and proceeds

  • Recent comparable transactions compiled
  • Active competitor listings reviewed
  • Indicative valuation source checked
  • Realistic asking price range set
  • Sale proceeds worksheet prepared (include agent fee, legal fee, bank redemption penalty)
  • Seller understands difference between cash proceeds and reusable CPF

Buyer pre-OTP

  • Valid HFE obtained
  • Bank IPA / LO path discussed if taking bank loan
  • Max comfortable budget set
  • Cash buffer set for option fee, exercise fee, BSD, legal fees, COV
  • Remaining lease checked
  • EIP / SPR eligibility checked for the unit

OTP

  • Fresh HDB OTP downloaded
  • Address, names, NRIC details verified
  • Purchase price, option fee, exercise fee confirmed
  • Page 4 submission period agreed
  • Completion date / delay requirement agreed
  • Extension of stay terms agreed in principle (if needed)
  • Fittings and movable items listed properly
  • Form A authorisation completed (if useful)
  • Original OTP custody understood

Request for Value

  • Valuation actually required for this buyer
  • Request submitted by next working day after option date
  • OTP page 1 attached
  • HFE reference number ready
  • Seller and buyer details ready

OTP exercise

  • Valuation result reviewed
  • Final financial calculation updated
  • COV confirmed and affordable in cash

Resale application

  • Buyer and seller know who submits first
