Master Plan 2025: Three Major Land Use Changes Coming to Yishun
The Master Plan 2025 reveals three major land use changes that will reshape Yishunโs landscape over the coming years. These changes go well beyond the already-announced developments, opening up significant new areas for residential use.
1. Khatib Camp Redevelopment
The western portion of Yishun sees a major change with Khatib Camp area marked for future redevelopment. The Master Plan 2025 shows this military land transitioning to residential use (marked in orange), representing a substantial land parcel near existing HDB estates and transport links.
This big plot of land sits between Yishun and the Khatib, sharing the same North-South expressway with Chencharu estate.
2. Central Yishun Intensification
Central Yishun, already home to Northpoint City and the MRT interchange, shows increased residential zoning in the Master Plan 2025. The maps indicate higher density development around this transport hub, maximizing the use of prime land near existing amenities.
The land had been used as a temporary bus interchange and a fustal court, with many celebrations been held given the huge grassland available. Itโs now destined for, I believe, more prime condominiums given that North Park has transacted at $1,800 PSF for a 10-year-old condo.
3. Lower Seletar Reservoir Waterfront Development
The most dramatic change appears along Lower Seletar Reservoir, where extensive new residential zones now cover areas previously marked differently. This waterfront transformation represents Yishunโs largest land use change, creating opportunities for waterfront living in northern Singapore.
We all know the news of the golf course would be no more once the lease ends. But itโs more land that just that, and the are all along the waterfront.
What This Means
These three areas combined represent:
- Thousands of potential new homes across different price points
- Strategic use of land near transport nodes and water bodies
- Long-term transformation of Yishun from suburban town to major residential hub
The Master Plan 2025 clearly positions Yishun for significant growth, with land use changes that dwarf many other planning areas in scale.
